  3. The infrastructure is already in place. The marina, golf course, beaches, and amenities are all there. You’re not buying a promise of a future setting.
  4. Guest profile. Rental demand is shifting toward higher-rate stays, which supports the appreciation of the underlying asset.

Are apartments in Cap Cana a good option for vacation rentals?

It's one of the most common questions in the area, and it deserves an honest, two-part answer.

Pros: Guests seeking accommodations in Cap Cana typically accept nightly rates higher than the regional average because they’re paying for the setting, the beach, and the golf—not just the apartment. Additionally, security and the standard of service reduce operational friction.

On the downside: the purchase price is higher, so a higher nightly rate does not automatically translate to a better return on investment. You have to look at the full picture: purchase price, monthly maintenance, rental management fee, estimated occupancy, and fixed costs. A cheaper unit in another area with good occupancy can yield the same or better returns, percentage-wise.

In addition, it is a good idea to check before buying whether the specific project allows for short-term rentals and under what conditions. Not all developments within a master plan have the same rules of use.

What Should You Consider Before Buying an Apartment in Cap Cana?

  • Condominium and master plan rules: whether short-term rentals are allowed, whether there are restrictions on rental platforms, and what operational requirements apply.
  • Confotur project status. The 15-year exemption from real estate transfer tax (ITBI) and real estate wealth tax changes the calculation. Check it in the official Confotur registry at MITUR.
  • Actual monthly maintenance fees, including the master development fees, which are in addition to the condominium fees. This point surprises many buyers.
  • Certificate of title and registration status for the unit or project.
  • Payment plan for pre-sales, and what percentage is due upon delivery.
